Description:
We are dedicated to meeting the needs of our clients, as well as the community, and our devoted staff makes every effort to ensure that each project is met with the intent to achieve superior results. Now, we are searching for an Asset Manager responsible for the following:

Stabilization of a new asset; coordinating with Finance on setting up bank account, entering property/units/residents into AppFolio. Ordering any office or on-site equipment, coordinating phone line, new hire paper work. Follow C-30 plan and travel to site(s) as required for on-ramp and oversight.

Tenant Relations; answering tenant questions and complaints and forwarding them to proper department when necessary.

Ledger Adjustments; adding or removing fees when necessary (i.e. resident on a ‘no late fee payment plan’ receives a system generated late fee that must be removed or adding a fine for a violation).

Move-In/Move-Out Flow; working closing with Leasing making sure all new move-ins have corrected lease, correct recurring charges, complete move-in documentation, and W-9 for security deposit. Coordinating move-out process and security deposit return or use.

Work Orders; answering all maintenance requests, letting resident know it was received and it is being worked on. Assign to respective on-site maintenance tech.

Violations; sending any and all violations via mail, e-mail, or Streamline. Following up with these and any legal notices that need to be sent.

Vendor Relations; coordinating all vendors on-site, notifying tenants to any work, getting multiple quotes for community work, verifying/approving invoices and sending to Finance to be entered.

Budget Preparation and implementation; work closely with Finance on developing 12-month budget for asset with monthly reporting to Director of Finance on Budget and Delinquency.

Point of Contact for On-Site Managers; keeping in constant contact with all on-site managers on violations, accounts receivable, leasing, park quality/moral, maintenance, and tenant relations. Allowing managers to work independently, but always having a knowledge of what they are doing, when, and how.

You have deep experience with portfolio management and are comfortable diving deep into general property management requirements. You appreciate hard work and find entrepreneurial ways to persevere through obstacles. You operate cross-functionally, but still move fast to get things done. You believe in the vision of Teton while striving for continuous and ongoing operational improvements to operate the best headquarters for our investors.

Professional appearance and demeanor.
Willingness to travel 25% of month.
Significant computer skills and fluency in Microsoft Suite, and AppFolio. Bookkeeping experience a plus.
Excellent communication and critical thinking skills.
Great attention to detail, both written and numerical.
Work well independently and proactively.
Applicants must be able to pass a background check, drug test, and hold a valid driver's license.
