Manager of Facilities Strategies & Performance

Full-Time | Salary: $65,000–$75,000 (based on experience)

We are seeking an analytical, strategic, and collaborative Manager of Facilities Strategies & Performance to support the fiscal strength and long-term sustainability of a diverse property portfolio. This role plays a critical part in aligning facilities performance with financial outcomes through data analytics, process improvement, and cross-functional collaboration.

The Manager works closely with Facilities leadership, Finance, and Asset Management to develop tools, policies, and insights that improve operational efficiency, control costs, and support informed decision-making. This position reports to the Director of Real Estate Operations and works in partnership with the Director of Facilities Operations, CFO, and Property Financial Controller.

Key Responsibilities

Facilities Performance & Analytics

  • Track facilities performance related to work orders, unit turnovers, and operational outcomes, including goal comparisons and trend analysis

  • Develop tools and dashboards to measure the impact of facilities performance on the fiscal health of properties

  • Maintain a portfolio-wide tracking system for inspections, CNA reports, and capital needs, updating data as projects are completed and scopes evolve

Financial Strategy & Asset Management

  • Collaborate with the CFO to determine and monitor maintenance costs for individual property budgets

  • Work closely with the Property Financial Controller to assess fiscal health and prepare watch list reports with recommendations for corrective actions

  • Evaluate cost efficiency and effectiveness of site-based staff versus external vendors (e.g., landscaping, cleaning, snow removal)

Procurement, Policies & Risk Management

  • Review procurement processes and policies to improve efficiency and achieve cost savings

  • Review maintenance subcontractor agreements for cost control and legal risk

  • Develop protocols for routine purchases and establish systems to track maintenance inventory, tools, and supplies

Operational Strategy & Collaboration

  • Advise and support Facilities leadership in developing consistent policies and procedures for routine, emergent, and strategic operations

  • Plan and facilitate regular Asset Management Team meetings and actively serve as a member of the team

  • Ensure completion of all required third-party Capital Needs Assessments (CNAs) to meet regulatory obligations

Work Environment & Physical Requirements

  • Office-based, stationary work environment

  • Ability to exert up to 10 pounds of force occasionally

  • Frequent repetitive motion involving wrists, hands, and fingers

  • Close visual acuity required for computer and device use

  • Ability to operate standard office equipment

  • Ability to walk short distances as needed

Qualifications (Preferred)

  • Experience in facilities management, asset management, property operations, or financial analysis

  • Strong analytical and data management skills, including spreadsheet development and performance tracking

  • Knowledge of vendor management, procurement, and contract review

  • Ability to collaborate effectively across facilities, finance, and leadership teams

  • Strong organizational, communication, and problem-solving skills

Why This Role

This is an opportunity to take a strategic, data-driven approach to facilities and asset performance—shaping systems, policies, and insights that directly impact long-term property sustainability and financial health.
